Cancellation and Travel Insurance Information Below

1. Taxes and Other Charges

A lodging and sales tax and a $55.00 non-refundable fee apply to all reservations. Departure cleaning fees vary by size of the unit. A 25% prepayment is required on all reservations made at least 30 days prior to arrival and 100% within 30 days.

2. Parking

All reservations are limited to two parking passes – no exceptions. We cannot guarantee available parking spaces during summer, holidays and/or peak weekends. Motorhomes are prohibited on property.

3. Cancellations

Please notify us immediately of any changes or cancellations on your reservation at 1.251.980.9000. To receive your deposit back, less a $55.00 processing fee, you must cancel 30 days prior to arrival on daily/weekly rentals and 90 days prior to arrival on monthly rentals. There are no refunds for early departures.

4. Amenities

Amenities (ex. pools. saunas, hot tubs, etc.), rates, unit descriptions, bed sizes, and availability are subject to change. No refunds will be made for unavailable amenities. Children under the age of 14 are not allowed in the weight room and/or hot tubs. Persons eighteen years of age or under must be accompanied at all times by an adult in the weight rooms.

5. Maintenance/Mechanical

Air conditioners, televisions, video playback, appliances, etc. are not guaranteed. No refunds and/or rate adjustments will be made for mechanical failures. We will strive to make every effort to repair any mechanical failures as soon as possible after being notified by you of the problem.

6. Unit Policies/Occupancy

Agents will not rent to anyone under the age of 25 or allow a guest under the age of 25 to register for entry without being accompanied by a parent or legal guardian. We reserve the right to confirm the age of renter and may remove or eject guests that do not comply with this policy. The Total number of persons allowed in the unit at any one time is restricted to the number of people the unit sleeps. NO "house parties" allowed. An atmosphere conducive to quiet enjoyment of guests must be maintained. Violations of over occupancy and/or disturbing the peace are grounds for ejection without refund. We reserve the right to substitute a comparable unit without notice or liability should the initial unit be out of service or unavailable.

7. Acts of God

Neither Owner nor Agent shall be liable for events beyond their control which may interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, or inclement weather. NO REBATE OR REFUND will be offered in these circumstances.

8. Liability

Guest(s) agree to indemnify and hold harmless the Owner and Agent for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property, whether such risks be latent or manifest, including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). We are not responsible for the loss of money or valuables of any kind.

9. Ejection or Removal

This is a vacation rental agreement subject to the provisions of section 54-22 of the Code of Ordinances of the City of Orange Beach. Guest expressly acknowledges and accepts the right of owner or owner's authorized agent to remove or cause the removal of guest and guest's invitees and permittees from the premises for any of the reasons enumerated, and in the manner provided in section 54-22.

  • illegally possesses or deals in controlled substances, or who is intoxicated, profane, lewd, or brawling;
  • who indulges in any language or conduct which disturbs the peace and comfort of other guests or which injures the reputation, dignity, or standing of the Premises;
  • who, fails to make payment of rent at the agreed-upon rental rate by the agreed-upon checkout time;
  • who, fails to check out by the time agreed upon in writing by the Guest at check-in unless an extension of time is agreed to by the Owner or the Owner's agent prior to checkout; or
  • who, in the opinion of the Owner, is a person the continued entertainment of whom would be detrimental to the Premises.
  • This is not an exhaustive list of behavior that may cause ejection or removal of guests. Guest(s) who are ejected or removed agree that any monies paid to Owner or its Agent and any monies still owing to Owner or its agent are forfeit and deemed “used” in consideration for the time it would take to rebook Guest’s unit and/or the time and effort expended in removing or ejecting Guest.

    10. Departure Responsibilities

    Your departure responsibilities include leaving kitchen items clean and returned to their proper place, disposing of trash in the trash chutes located on each individual floor, and leaving the overall unit reasonably clean. Guest(s) will maintain the property in as good a condition as you find it, reasonable wear and tear acceptable, and you agree to replace or pay for any loss, breakage, or damage to the entire satisfaction of the owner or his agents and will be charged accordingly. All units are inspected after each departure for damages. Guest must keep a credit card on file for such damages and agrees that it may be charged by the Owner or Agent for this purpose.

    11. No Pets / No Smoking

    No pets and/or smoking are allowed in rental units including their appurtenant balconies. Ejection and a forfeiture of rent will occur if a pet/smoking or evidence of a pet/smoking are found in the unit or on its balcony. A $250 charge will be incurred if there are signs of smoking or pets in the unit.

    12. Management

    All units are privately owned. Caribe Realty, Inc. is an Agent of the rental property owner. We reserve the right to refund deposits, refuse rental, or to discontinue occupancy if in our judgment your occupancy of the unit is detrimental to the property. We also reserve the right to enter the premises at any time for the purpose of inspection, repair, management, or showing to a prospective buyer. Property may not be used for any unlawful purpose.

    14. CSA Travel Protection

    Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection.     15. Vacation Rental Damage Protection

    As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Caribe Realty Inc. any amount payable under the terms and conditions of the Vacation Rental Damage.
